Methodology & data note. The automatic scan uses open data from OpenStreetMap (via Overpass API) and Nominatim geocoding. OSM coverage is excellent in Western Europe but not exhaustive: recently opened clubs or unmapped courts may be missing, and population is estimated from census-tagged settlements within the radius. Treat the figures as a verifiable first approximation, not a census — every auto-detected value is editable. Real demand (competitor occupancy), census-tract income and the technical viability of the property require human analysis and are not automated here. Weighted base score: demand 25%, club access 18%, competition 16%, population density 14%, sports culture 9%, purchasing power 8%, surroundings 6%, demographics 4%; with a bonus for confirmed unmet demand (+6) and premium low-density markets (+4), a −8 penalty and a 62-point cap for any sunk critical dimension, and a property/regulations veto multiplier (×1.00–×0.30).
